How much does it cost?
It depends on square footage and how bad the staining is, so we quote per property rather than off a price list. Most single-family driveways and walkways land in a range we can give you over the phone once we see a photo. The estimate is free and there's no pressure attached to it.
Do I need to be home?
No. If we can reach a water spigot and the areas we're cleaning, you can be at work the whole time. We'll text you photos when we finish and you can pay after you've seen them.
Will pressure washing damage my surfaces?
It will if it's done wrong. Stucco, painted siding, Kool Deck and older pavers all need low pressure and the right detergent, not a wand cranked to maximum. We soft wash anything that can't take pressure and save the high-PSI equipment for concrete.
Do you use my water?
Yes — we hook up to an outside spigot, which is standard for the trade. A typical residential job uses roughly what a couple of loads of laundry would. If your spigot is broken or shut off, let us know ahead of time.
Is it safe for plants and pets?
The detergents we use break down and we saturate landscaping before and after so nothing sits concentrated on a root. Keep pets inside while we're running equipment, mostly because it's loud.
How long does a job take?
A driveway and front walkway is usually two to three hours. A full house wash with the driveway runs most of a day. We'll give you a real window when we quote, and we'll tell you if we're running late.
How often should this be done?
In Miami, most homes want a full exterior clean once a year and the driveway every eight to twelve months. Anything shaded or near a canal goes green faster and may want it sooner.
What if I'm not happy with the result?
Tell us before we leave, or call the same day. We'll come back and redo the area. That's the whole policy — there's nothing else to it.
